When you are investing this much money in your future, you don’t want to settle for less if you don’t have to. We find that a lot of people will fall in love with a certain view or property and buy it without taking the time to truly figure out what it is they really want. These questions might help with some things you haven’t really thought about so you won’t have the “I wishes” later.

$550,000, just for the lot, with the average being in the majority being in the $400,000’s. With the cost of building being roughly $85 - $100 a square foot, a 2000 square foot house on the beach is going to cost you approximately $485,000 to over a million dollars. The least expensive resale home on the beach in San Felipe at this time is $800,000.

*It is important to note that closing costs on a home or condo that is already built can vary from 7% - 10% of the purchase price. It is important to figure this in to your
budget. If you purchase a lot and then build, you are only paying the closing costs on your lot which can save tens of thousands of dollars. For instance; if you buy a lot for $100,000 your closing costs including bank trust can be around $4,000 and then if you build a house you already have the trust in place. If you buy a house already built for $350,000, you can expect to pay around $30,000 for closing costs.
For a breakdown of why, please see the estimated closing costs sheet. The great news is that property tax is only going to be about $350 a year on that home. Even though the task of building in Mexico can seem daunting, the value you receive vs. a re-sale is a huge difference.
